London Belgravia Specialist Finance (LBSF) is an FCA regulated brokerage firm that specialises in providing financial solutions for high net worth individuals, property developers and portfolio landlords.

Their array of expertise spreads across all aspects of residential and commercial property finance, including senior and junior debt, bridging, buy-to-let, and commercial finance.

LBSF is part of the London Belgravia Group, a multi-disciplinary organisation that advises clients on insurance, finance, real estate investment and wealth management.

We speak to director James Mole:

What is the best thing about being in the bridging and development finance business?

It can be very rewarding. When you have a client who truly benefits from your advice it’s a great feeling. It’s even better when you get to go on a site visit and see what your clients have built with your help.

What keeps you focused?

We are very determined to grow the business, so having that goal in mind keeps us all on track.

What qualities do you look for in your employees or colleagues?

A hard worker with people skills that just happens to be a dab hand with a calculator.

Are you an optimist or a pessimist?

Pessimist. I’d always prefer to be pleasantly surprised than disappointed.

What did you want to be as a child?

Either a chef or an F1 driver.

What will be the greatest challenge facing the bridging and development finance industry in the coming months?

The end of the stamp duty reduction. I applaud what the government have done to help the construction sector over the past few months, but I do have concerns about what happens when the stamp duty scheme ends.

Developers could see a slowdown in sales.

Who or what makes you laugh?

Most of my colleagues have a great sense of humour.

Do you dread Monday mornings?

Not at all. You’re in the wrong job if you feel that way.

If you could change one thing about yourself, what would it be?

My belt is under more strain since lockdown, but I have heard Boris Johnson is sorting this out for me, so I’m not concerned.

With whom would you most like to have dinner?

Ricky Gervais.
