    Who are MFS and what do they do?

    MFS is a specialist lender founded in 2006. We provide bridging loans and buy-to-let mortgages to property investors, being adept at working with complex or difficult circumstances. We do not adhere to static tickbox lending practices. Instead, we embrace flexibility and speed. Clarity is also important for us. Our deals are underwritten from day one, have no hidden fees and once a rate is agreed upon, it won’t change during the application process.

    Do MFS offer bridging loans?

    We have multiple bridging loans which can all be tailored to an investor’s specific situation and end-goal. Currently, our bridging loans fall into 10 distinct categories. Whether borrowers need funding for a residential or commercial space, a property auction or to renovate a home, we can help.

    What do MFS's interest rates look like on bridging finance?

    Our interest rates start from 0.49% + BBR and vary depending on the complexity of a deal or requirement. They will vary between products and be dependent on borrower’s LTV levels.

    How do I apply and how easy is the process?

    Applicants can contact us and get the ball rolling through various routes. We can be called directly or emailed. Additionally, we also have contact forms on our website and a live chat that’s available between 9am and 5pm. All the enquiries we receive are typically responded to within four hours and we do everything we can to move a deal forward.

    How long does the application process take?

    From an initial enquiry through to loan drawdown, funding can be issued in as little as three days. We can work as quickly as the client wants us to, to meet any deadlines they have.

    Does MFS do any specialist bridging options for property or business?

    Our loans can be used for a broad range of property investment strategies. This includes providing developers with funding to cover an existing facility, helping with largescale conversion plans, or even allowing first-time buyers to become buy-to-let landlords. Bridging finance does not have to be exclusively used for property either. For example, a borrower can take out a second charge loan and use the funds to support their private business.

    What are the pros and/or cons of a bridging loan with MFS?

    Our loans can provide investors with funding quickly and efficiently, allowing them to jump on an opportunity before it’s too late. Generally, our products are more flexible than what’s available on the high street, which can be useful for investors with complex structures, personal financial difficulties or who are based overseas. However, it should be remembered that our loans do not provide long-term borrowing solutions. Shifting over to long-term finance (or other forms of exit strategy) are needed.
