Dedicated regulated and unregulated underwriting
In 2023 we created two distinct underwriting teams, one dedicated to managing regulated bridging applications and the other to expedite unregulated applications which can often benefit from a more streamlined underwriting approach.
Our underwriters and case managers possess the appropriate knowledge and skills to ensure each case is progressed as quickly and efficiently as possible and we employ innovative technology and processes to automate and accelerate simple or repetitive tasks, giving our people more time to add value in ways only a human can.
Talking of quick, our streamlined Fast Track bridging service is perfect for more straightforward proposals, using automated valuation models (AVMs) when appropriate and options such as dual legal representation and app based biometric ID verification all contributing to an accelerated turnaround and completion. For those cases which require a more hands on approach, we are equally adept at managing every step of a more complex case, working closely with the broker and/or customer to gather all appropriate information, documentation and valuation/s required to provide a quick decision and completion.
What can our Bridging loans be used for?
UTB’s Bridging finance can be used for a wide variety of purposes including regulated bridging loans for chain breaking, downsizing and auction purchases where the property is to be the buyer’s own residence. Our unregulated loans are often used for the purchase and/or refurbishment of properties for investment, Buy to Let or flipping. We also refinance individual residential and mixed-use properties as well as complete portfolios for individuals, businesses, charities and trusts, including off-shore entities. These are just a few examples. There’s very little UTB hasn’t dealt with before!
