In our latest Five Minute Interview, Tony Sanchez speaks to Sim Sangha, Finance Director at Lending Bridge.

Lending Bridge is a dynamic and fast-growing bridging finance company specialising in unregulated loans.

They pride themselves on quick decision-making, reliability, and a transparent process, ensuring their clients experience seamless access to capital.

Focusing on delivering same-day solutions tailored to their clients’ needs.

What is the best thing about being in the bridging finance business?

The best thing is the tangible impact we make in helping clients seize opportunities that might otherwise be out of reach.

Whether it’s a time-sensitive property purchase or unlocking equity for development, it’s incredibly rewarding to see our solutions drive real-world outcomes.

What keeps you focused?

Knowing that each decision we make directly impacts someone’s project or financial future keeps me sharp.

Plus, our commitment to transparency and speed pushes me to ensure Lending Bridge consistently delivers on its promises.

What qualities do you look for in your employees or colleagues?

Adaptable, proactive, and solution-oriented.

In our fast-paced industry, being reliable, decisive, and open to collaboration is critical to delivering the service our clients expect.

Are you an optimist or a pessimist?

Definitely an optimist. Bridging finance thrives on seeing the possibilities in every situation, and I firmly believe there’s always a way to create value with the right approach and mindset.

What did you want to be as a child?

I wanted to be a footballer. But I quickly realised I didn’t have the skills to make it professionally.

Even as a kid, I had a knack for numbers, so I always knew finance would be my A-game.

What will be the greatest challenge facing the bridging finance industry in the coming months?

The tightening of credit markets and shifting interest rates will test both lenders and borrowers.

The challenge will be maintaining flexibility and speed while ensuring clients can meet their exit strategies effectively.

Who or what makes you laugh?

My team keeps me laughing.

The camaraderie we share in the office, even under pressure, helps lighten the mood and reminds us why we do what we do.

Do you dread Monday mornings?

I love Mondays. Mondays are an opportunity to reset, refocus, and tackle the week ahead.

It’s all about setting the tone for the next five days and embracing the challenges that come with it.

If you could change one thing about yourself, what would it be?

I’d like to be a bit more patient.

In an industry where speed is critical, it’s easy to get caught up in the urgency.

Slowing down to appreciate the bigger picture is something I strive for.

With whom would you most like to have dinner?

Warren Buffett. His blend of financial acumen, strategic patience, and ability to stay grounded despite decades of success is truly inspiring.

I would love to invite Lionel Messi too. I admire his artistry on the football field; he’s not just a player, he’s a craftsman.
