CapitalRise funds airspace loan amidst growing demand for London rooftop development
Leading prime property finance firm CapitalRise has originated a new loan for the airspace development of four new luxury rooftop flats in Sloane Court East, Chelsea.
Construction will add two storeys to the existing six-storey property, creating over 4,456 sq.ft of new space.
The block is situated in the affluent Royal Borough of Kensington and Chelsea and is currently comprised of 15 self-contained flats and a basement.
The original communal area of the property will also be refurbished as part of the agreement with the existing tenants.
This type of airspace development – where space above the rooftops of existing buildings is developed to provide new homes – is an increasingly important feature of the prime central London (PCL) property market.
Using new and innovative construction methods to overcome the lack of new land opportunities in the city, airspace developments are creating more residences by building upwards rather than outwards.

Airspace is yet another area that the firm is supporting – historically, this sector has been inadequately served by other lenders due to the complexities involved.
CapitalRise has also recently lent against another airspace development in West London and has a strong pipeline of other similar projects in the capital.
According to CapitalRise’s analysis of Google data, searches for ‘airspace development’ in London jumped by 125% between January 2022 and January 2023.
In contrast, searches from across the rest of the UK increased by significantly less (50%).
The loan has been provided to Echlin Group to develop the airspace build.
Echlin is a property development company specialising in residential real estate in the prime London regions, and Voltaire Financial, which brokered this project, are a real estate advisory firm with expertise across capital sourcing (Equity & Debt).
