Atelier Capital Partners doubles lending capacity to £300m



Atelier Capital Partners is set to deliver more than £300m of development and bridging finance to Britain’s housebuilders after sealing partnerships with a trio of leading financial institutions, including the international asset manager M&G Investments and the UK-based Paragon Bank.

The specialist lender, which has provided more than £150m to residential developers since its launch in January 2020, has also securitised a tranche of its loan assets, with capacity to go beyond £100m of securitised assets – enabling it to deploy its capital more efficiently and flexibly.

M&G Investments has been an Atelier investment partner since its launch, and the addition of other major financial institutions to Atelier’s funding stable has injected considerable additional capital, bolstering its impressive balance sheet and lending capacity.

As developer demand booms for high-grade, dependable short-term finance, Atelier is on course to have more than £250m of assets under management within the next year.

Atelier’s securitisation and capital raising gives it formidable reserves of liquidity and the ability to scale up its balance sheet while also retaining significant capital reserves.

It’s also the realisation of Atelier’s vision to be more than just a lender, but also a platform linking global, institutional investors to the UK’s most forward-thinking housebuilders.

Atelier, which lends to professional residential developers and SME property companies, has a particular focus on urban regeneration, and the funding of schemes on brownfield sites that deliver a positive, sustainable impact to their local community.

With Atelier’s loans typically ranging from £1m to £15m, its finance is used primarily by smaller, agile developers to acquire land as well as to fund construction and refurbishment.

Recent projects include the transformation of a derelict petrol station in the centre of a Hertfordshire market town into six homes, and the construction of eight sustainable townhouses – each of which is 40% more energy efficient than current Building Regulations require – on a brownfield site in Crystal Palace, southeast London.
