Pivot Finance funds £3m land bridging loan for Southampton student accommodation development

Pivot Finance has successfully provided a £3m land bridging loan facility to support the acquisition of a prime city-centre site in Southampton, set to be transformed into 257 purpose-built student accommodation (PBSA) units.

This funding enables the experienced developer to proceed with the delivery of high-quality student living spaces in one of the UK’s most in-demand university cities.

Speed was a critical factor in this transaction, with the client needing to complete the purchase within a tight timeframe.

Pivot Finance acted swiftly, completing the transaction within just three weeks of the application and only five weeks from when planning permission had been granted.

The ability to provide certainty of funding at pace was instrumental in securing the site and allowing the client to move forward without delay.

The site, located in Southampton City Centre, is positioned to meet the growing demand for student accommodation, driven by the city’s two major universities.

With 257 student units planned across a six-storey and a three-storey building, the development is expected to make a significant contribution to the local student housing market.
