As the original bridging term neared its end, urgent action was required to prevent financial penalties and ensure the completion of renovations necessary for a successful market sale.

Through close collaboration, the team structured a 12-month regulated bridging loan, securing a net loan of £853,000 at a competitive rate.

This facility covered the client’s existing debts and provided vital capital to complete key refurbishments, including three bathrooms and a new kitchen.

With a clear exit strategy in place through an anticipated property sale, the loan positioned the client for financial stability and a successful transaction.
