Sanova Real Estate Finance targets European bridging loan market

Mayfair based real estate capital advisory firm, Sanova Real Estate Finance, is launching a new property advisory brokerage, targeting bridging loans in the UK and Europe, with the main focus being on European bridging loans.

Sanova’s core activity has traditionally been the mid to large market real estate financing transactions across the capital stack in the UK and Europe. This includes targeting senior debt, whole loans, stretched senior loans, mezzanine, preferred equity and Joint Venture for real estate investors and developers.

“Over the last 18 months, we have seen a constant flow of enquires from clients in Europe needing short term interim funding for different types of property assets. We have also had enquiries from brokers, intermediaries and even some lenders, both in the UK and Europe, contacting us regarding bridging finance for their clients in Europe, that they couldn’t arrange themselves”.

The new firm, Sanova Bridging Loans, will target clients in Western and Central Eastern Europe, as well as the UK, who require bridging finance from £250k to £50 million plus, across all asset types and sectors.

“The reason we are targeting such a wide financing range, is simply due to the types of enquires so far to date. Whilst we see a select number of UK firms arranging smaller bridging loans for residential properties in one or two countries in Europe, we do not see brokers arranging bridging loans across numerous asset classes and larger transactions. We feel that our knowledge of the European market and our lender options will allow us to advise and broker small to mid-market bridging loan transactions, which are more complex and require significant experience to execute. With lender relationships in the UK, Europe and the USA, we have positioned ourselves to be the go-to broker for European bridging loans”.
