Quantum Mortgages launches bridging finance proposition

Quantum Mortgages, the award-winning specialist buy to let lender, has launched their highly anticipated bridging finance proposition to the wider mortgage market.

This new product range offers instant reliable terms, certainty of decision, complete transparency and a fully online journey, ensuring a smooth and efficient process for borrowers.

The new bridging finance products from Quantum Mortgages offers a range of features designed to provide flexibility and speed for borrowers.

Key features include a seamless transition from the bridging loan to an exit via a Quantum Mortgages Buy to Let product. Applicants will receive instant and reliable terms, enabling them to make informed decisions quickly.

The products ensure certainty of decision on applications, allowing borrowers to plan with confidence.

Like Quantum’s Buy to Let range, the bridging process is fully transparent, keeping borrowers well-informed with no hidden fees or surprises.

The arrangement fee is deducted from the loan amount, up to the maximum product Loan to Value (LTV).

With a float of its own capital, Quantum Mortgages ensures a quick release of funds.

Additionally, a dual representation legal process is available to streamline transactions, and borrowers are not required to seek compulsory legal advice.

The maximum number of loans granted to any one borrower is limited to the lesser of 10 loans or £10 million of borrowing.

Furthermore, Quantum Mortgages will lend on a maximum of 33% of units in an individual block.

The bridging product range is available for a variety of property types and transaction types.

Property types considered include standard construction houses and flats, non-standard construction up to 60% of Open Market Value (OMV), ex-local authority flats up to 70% LTV and houses up to 75% LTV (in areas where at least 50% of properties are owner-occupied), flats with deck access over 5 storeys (max 60% LTV), and Houses in Multiple Occupation (HMO) and Multi- Unit properties up to 12 units.

Transaction types include auction purchases, refinancing, below market value purchases (90% purchase price/70% LTV), automated valuations (70% LTV/£1 million loan), and refurbishments where the borrower has funds for the works.

This experience fuelled our determination to create a proposition that would cater to the demands of today’s landlords.”

Earlier this month, Quantum Mortgages soft-launched their bridging product to a small number of their trusted distribution, to allow for testing and feedback prior to the whole of market launch.
