‘It’s a dynamic space that rewards creativity and decisiveness’
By Tony Sanchez

In our latest Five Minute Interview, Tony Sanchez speaks to Michael Clifford, Principal at Liberty Funding.
Liberty Funding, specialises in sourcing and packaging non-regulated bridging loans for real estate investors and developers.
With a strong focus on first, second, and third charge loans, as well as complex funding arrangements, they offer tailored solutions for short leases and strategic land acquisition financing.
What is the best thing about being in the bridging and development finance business?
The speed, variety, and problem-solving. No two deals are ever the same, which keeps things exciting.
Every transaction presents a fresh set of challenges, and I enjoy the process of finding the right structure or lender for each unique scenario.
It’s a dynamic space that rewards creativity and decisiveness.
What keeps you focused?
Knowing that every deal counts and the success of the business is entirely on me.
There’s no safety net, it’s all about making it work. That pressure sharpens my focus and keeps me driven to overcome obstacles and deliver results.
What qualities do you look for in your employees or colleagues?
Proactive, detail-oriented, and solutions-focused. I value working with people who take initiative, spot issues before they escalate, and always have a plan B (and C).
It’s about being thorough yet adaptable, especially in a fast-paced industry like this.
Are you an optimist or a pessimist?
Optimist, with a realistic streak. I try to see the potential in every deal or situation, but I’m grounded enough to recognise risks and plan accordingly.
It’s about having vision without losing sight of the details.
What did you want to be as a child?
I always wanted to do what my dad does, he’s in the property and lending space too. I grew up around it, so it always felt like a natural path.
I liked the idea of structuring deals, talking business, and seeing tangible results from good decisions.
What will be the greatest challenge facing the industry in the coming months?
Market uncertainty. Whether it’s interest rate fluctuations, regulatory changes, or general economic unpredictability, the unknowns can slow decision-making and create hesitation.
Staying agile and well-informed will be essential.
Who or what makes you laugh?
British dry humour gets me every time. Phoenix Nights by Peter Kay is a classic.
Do you dread Monday mornings?
Not at all. Mondays are a fresh start, a chance to reset and make the week count.
I actually like the momentum that comes with getting back into it.
If you could change one thing about yourself, what would it be?
I’d be more patient. I like things done yesterday, and while that drive is useful, I know that sometimes the best results take time.
With whom would you most like to have dinner?
Elon Musk or Donald Trump, whatever your views, both have fascinating stories when it comes to building something from nothing.
I’d be curious to hear about the risks they took, their mindset, and the turning points along the way.
