What does a property receiver do?

A property receiver is appointed by a lender to take control of a property when a borrower defaults on a loan.
In bridging finance, receivers play a key role in protecting lender interests, managing assets and ensuring value is preserved or recovered.
When are property receivers appointed?
Receivers are typically appointed when a borrower is unable to repay a bridging loan or breaches the terms of the agreement.
This may occur when:
- The exit strategy fails
- Interest payments are missed
- The loan reaches maturity without repayment
In these situations, lenders may appoint a receiver to step in and take control of the asset.
What does a receiver actually do?
Once appointed, a receiver has the authority to manage the property and act in the lender’s best interests.
This can include:
- Securing the property
- Managing tenants or occupants
- Overseeing maintenance or works
- Preparing the property for sale
Their objective is to maximise value and recover the outstanding loan.
