Zenzic Development Finance (“ZDF”), the development finance subsidiary of real estate credit investment firm Zenzic Capital, has lent £24 million to fund the creation of a new luxury holiday resort in Oxfordshire.

CABÜ in the Cotswolds will comprise 51 one-, two- and three-bedroom, self-catered eco-cabins with access to a range of amenities including a nature spa, indoor and outdoor swimming pools, shop, restaurant, two bars and a studio events space.

The 25-acre woodland site for the new resort is located on the eastern edge of the Cotswolds’ Area of Outstanding Natural Beauty, 15 miles northwest of Oxford and a short distance from tourist favourites including Bourton-on-the-Water, Stow-on-the-Wold and Burford.

CABÜ is owned and operated by London developers JP Ledwidge and Olivia Hutchinson. CABÜ in the Cotswolds will represent the third CABÜ resort for the brand, which is already operating CABÜ by the Sea in Kent and CABÜ by the Lakes in County Caven, Ireland.

The brand has capitalised on the emerging interest in eco-tourism by developing low impact buildings designed with an environment first ethos in low adrenalin natural surroundings. CABÜ is planning to deliver 10 schemes over the next five years.

The ZDF facility will also fund the development of eight new barn style houses and two restored loft houses on an adjacent site.

ZDF’s seasoned team is ideally placed to support experienced and capable developers throughout the whole of the UK and where required can provide higher leverage above that offered by the majority of the market.

Chris Blowers of Zenzic Development Finance, commented:

“Beyond our traditional focus supporting SME housebuilders and developers deliver projects across a range of different real estate sectors, we are pleased to be partnering with CABÜ to help launch its third eco-tourism destination in one of the country’s most popular tourist regions.

The CABÜ management team has demonstrated exceptional capability executing this innovative concept and we hope to continue supporting them as they expand their business through additional developments in the years ahead.”

ZDF is the residential development finance arm of Zenzic Capital. Founded in 2014 by Nadine Buckland and Tom Lloyd-Jones, Zenzic Capital is a leading real estate credit and special situations investment firm that provides bespoke financing and investment solutions to real estate borrowers and investors across a number of different sectors including residential, student accommodation and logistics.

JP Ledwidge of CABÜ, added:

“We are delighted to have found such a great funder in Zenzic Development Finance where our values and business ethos are so well aligned.

We can see our relationship growing to be able to deliver exceptional schemes and look forward to working with Zenzic on our pipeline sites that are currently at the detailed design stage.”
