Based in Cheadle, Cheshire, our 800 colleagues use their expertise and industry knowledge to help our customers throughout the UK, backed by the power of a £7.8 billion loan book.

Our broad product suite of mortgages and secured loans gives us the flexibility to help customers in a wide range of specialist lending scenarios. We offer short-term finance, buy-to-let, auction finance, development funding, as well as commercial, semi-commercial and residential mortgages.

We look beyond mainstream criteria, and make fast, informed decisions for the individual behind every case. We accept wide-ranging income sources; complicated purchases; non-standard property, imperfect credit or a combination of all four.

We funded our first bridging loan in 1985. Today, as an award-winning, market-leading bridging lender we regularly provide over £143 million worth of bridging loans via 650 transactions every month*.

We pride ourselves on offering an SLA for unregulated bridging and commercial finance of 24 hours from initial review to instruction as well as internal legals, and an SLA of 48 hours for regulated bridging or personal finance. Please see our SLAs here.

We allow Automatic Valuation Models for purchases on standard properties with loans up to £250k (maximum LTV of 75%), and £500k (maximum LTV of 70%).

We accept multiple exit strategies including:

  • Refinance including equity release mortgages

  • Pension lump sums

Did you know?

Unregulated bridging

We start lending from £26k up to £5m on unregulated bridging loans for commercial, semi-commercial and residential properties, and we’re open to considering loans for greater amounts on referral.

If borrowing for commercial purposes, we’ll consider light refurbishments to be completed within a five-month window.

How does it work?

  1. Secure a bridging loan at 75% max LTV
  2. Carry out a light refurbishment
  3. Get property re-valued
  4. Secure second bridging loan on 70% max LTV

 

Regulated bridging

We start lending from £50k and up to £3m on first charge and up to £500k on second charge regulated bridging loans.

If homeowners seek to take a bridging loan before refurbishing and putting their home up for sale, we’ll consider light refurbishments to be completed within an eight-week window.
