Ascot Bridging Finance was born as a result of Brokers who were frustrated with dealing with Bridging lenders, so we decided to create our own lender.
Our criteria is not set in stone – as we are privately funded, we can and regularly do go outside of the advertised guidelines where it makes sense to do so.
- We offer unregulated Bridging and Property Development Finance in England, Wales and mainland Scotland (no postcode restrictions)
- We lend on Open Market Value
- Loans available from £37,500 to £1 million, however we have gone over the £1m for the right deal
- Purchase undervalue, auctioned properties, refurbs and rebridges are situations which we regularly deal with
- 100% of purchase price & costs considered with additional security
- We will consider developments already started
- We lend on grade 2 listed properties
- Rates from 0.75% mean we have options for a range of client circumstances
