Pluto Finance completes first BREDS-backed deal with €35m Dublin PRS loan

Pluto Finance (“Pluto”), a specialist pan-European real estate lender, has deployed the first loan from its £2 billion strategic partnership with Blackstone Real Estate Debt Strategies (“BREDS”).
The €35m senior facility has been arranged with Dutch family office N&W Capital to facilitate its first residential investment in Ireland, Kilcarbery Square in Dublin, comprising 115 modern private rented sector (PRS) units.
The PRS development of high-quality one- two- and three-bedroom apartments across three separate blocks was completed in 2023 and boasts A Energy Ratings.
It forms part of an established residential neighbourhood in West Dublin with community amenities, convenience retail and green space.
This loan leverages Pluto’s extensive borrower network and origination and structuring capabilities across European mid-market lending amid rising demand for private credit solutions.
The demand is being driven by traditional banks reducing their exposure to real estate lending, compounded by a systematic undersupply of housing across major cities.
