Wey Bridging Finance funds redevelopment of derelict Grade II listed Surrey barn

Wey Bridging Finance has completed an £806,250 bridging loan to support the redevelopment of a Grade II listed property in Surrey.
The 18-month facility was structured at 72% LTV and supported both the comprehensive refurbishment of a previously derelict listed barn and the planning application for a self-build plot within the grounds.
Introduced by an experienced broker, the transaction required a bespoke funding structure to accommodate:
- heavy refurbishment works
- land with planning application
- specialist lending against a listed asset
- and a significant partial redemption upon the granting of planning consent.
The project has now been successfully delivered, including the restoration and modernisation of the heritage residence, alongside planning approval granted on the rear garden plot.
The combined site valuation is now understood to be in the region of £1.5m.
Wey Bridging Finance said the transaction reflected its continued appetite for development and bridging finance cases where traditional lenders are often unable to provide the necessary flexibility.
