TAB completes £4.55m bridging loan for Grade I listed Berkshire country house

TAB has completed a £4.55m bridging loan to fund the acquisition and restoration of a Grade I listed country house in Berkshire.
The borrower, an experienced property investor introduced by Rapid Bridging, successfully acquired Bere Court at auction and required funding to complete the purchase, refinance existing borrowing and support planned restoration works.
TAB provided a 12-month first charge facility at approximately 65% loan-to-value, with retained interest and arrangement fees added to the loan.
The facility was structured to provide flexibility around the restoration programme while meeting a tight auction completion deadline.
The planned exit is through the sale of investment properties within the borrower’s wider portfolio.
The completed restoration and wider asset strategy are expected to deliver a gross development value of approximately £9m.
