SHC Capital and Ortus complete £39m London portfolio bridge in 15 days

Real estate finance specialist SHC Capital has worked with the lender Ortus Secured Finance to arrange a bridging loan for a £39m portfolio of retail, residential and commercial property and land with planning permission across London.

The diverse portfolio includes 27 separate property titles spread across the capital, stretching from central London to Kingston, Streatham, Wimbledon and Woolwich.

The borrower is part of a multi-generation family office with a wider portfolio of more than £1bn in UK real estate assets managed by an in-house asset manager.

With the borrower progressing a number of strategic investment initiatives simultaneously, speed of execution was crucial in the transaction.

Despite the complexity of structuring bridging finance for such a diversified, multi-site portfolio, SHC Capital and Ortus completed the transaction just 15 working days from instruction.
