SHC Capital and GB Bank have completed a funding facility for a £33 million London retail and residential property portfolio, completing the first stage of the transaction in just seven days.
The facility was arranged on behalf of a property investment group with more than £500 million of UK real estate assets under management, enabling the acquisition of a mixed-use portfolio of retail and residential properties across the capital.
The transaction required funding to be structured against a multi-asset portfolio held within an offshore ownership structure, while speed of execution was critical due to the vendor being a listed PLC.
SHC Capital structured the facility with GB Bank completing the first stage of the transaction within seven days.
Tony Tadros, Director at SHC Capital, said:
“When a transaction is time-sensitive and the vendor is a PLC, it’s critical you deliver on time.
The success of this transaction is a testament to the agility and commitment of Pankaj, Hardik and the wider GB Bank team, who delivered at speed in a high pressure situation.
The team effort also included first class legal support from Simon Noono, partner at Seddons.
GB Bank have become a key partner for SHC Capital and we intend to transact in excess of £100m together this year. They are on an exciting journey, and we are delighted to be working alongside them.”
Pankaj Thukral, Chief Lending Officer and Deputy CEO at GB Bank, added:
“When we believe in a transaction, we move quickly and act decisively. Thanks to the precision, professionalism and hard work of SHC Capital, we were delighted to support a first class sponsor in securing a high quality property portfolio.
We have ambitious real estate lending plans, and with experienced partners like SHC Capital by our side we are excited about what we can achieve together.”
Hardik Gogia, Relationship Manager at GB Bank, said:
“At GB Bank, we have the capital, expertise and experience to execute under pressure. Working with SHC Capital to structure this complex, time-sensitive loan highlights both teams’ ability to perform in demanding circumstances.
We are proud to have successfully delivered on time for this large and complex transaction.”
