Ramsay & White secures finance for £1.9m Derby HMO conversion

Ramsay & White has arranged a development funding package for the acquisition and conversion of a commercial property in central Derby into a 20-room HMO with a projected GDV of £1.9 million.

The property, located close to the city centre and already benefiting from full planning permission, will be transformed into:

  • 15 self-contained studio units
  • 5 en-suite double rooms
  • Accommodation for up to 25 residents

With £550,000 in planned works, Ramsay & White structured a facility that covers both the purchase and 100% of the development costs, supported by a cross-charge over additional assets to maximise liquidity and project viability.

Derby continues to show strong demand for quality co-living accommodation, underpinning confidence in the projected end value.
