KIS Bridging Loans completes £795k regulated bridging loan in four working days

KIS Bridging Loans has completed a £795,000 net regulated bridging loan within four working days using an AVM-supported valuation and dual legal representation.
The facility was structured at 75% LTV against a residential property valued at £1.15m, with pricing from 0.61% per month and a reduced lender facility fee of 0.9%.
The borrower required a fast completion alongside maximum net proceeds. KIS Bridging Loans placed the transaction with Precise, using an AVM, dual representation and title insurance to accelerate the process.
The transaction completed from initial enquiry to funds released within four working days.
The borrower first approached KIS Bridging Loans on a Thursday. Quotes and a decision in principle were issued the same day before the full application was submitted to the lender.
The case was underwritten on Friday and issued for offer that afternoon. Following the Bank Holiday weekend, the formal offer was produced on Tuesday morning.
JMW acted under a dual representation structure, issuing the mortgage report within one hour. Signed documentation was returned on Wednesday morning and funds released on Thursday morning ahead of the borrower’s completion deadline.

The AVM-supported valuation removed the need for a physical inspection, reducing both cost and transaction time.
At 75% LTV, the gross facility totalled £862,500, producing £795,000 net proceeds after the facility fee and rolled interest were accounted for.
