Inhale Capital has completed a fully funded acquisition facility for a Welsh Presbyterian Chapel in Hale, Cheshire.
The 1,628 sq ft red-brick chapel, located close to Hale and Altrincham town centres, was acquired using additional security over an unencumbered residential property in Hale, enabling Inhale Capital to provide 100% funding without requiring formal valuations on either asset.
The structure allowed the lender to issue funding certainty within two hours of the transaction being introduced by the broker.
Inhale Capital said the borrower’s experience, combined with a clearly defined business plan and additional security support, enabled the transaction to proceed quickly despite the specialist nature of the asset.
Rob Goodall, CEO of Inhale Capital, said:
“We were working with an experienced borrower who had a clear plan for the asset, and the additional security structure allowed us to move quickly without the delays often associated with formal valuations.
It’s a good example of how specialist lenders can structure around transactions that may fall outside conventional lending parameters.”
