Devon and Cornwall Securities completes £2.5m refinance for educational establishment

Devon and Cornwall Securities has completed a £2.5m refinance for an educational establishment, securing funding against a complex property portfolio that included several listed buildings.

The transaction refinanced an existing bridging loan that had fallen into default and provided additional working capital to support the borrower’s future plans.

The specialist lender said it was able to look beyond the default position and focus on the underlying strength of the security, together with the viability of the borrower’s long-term strategy.

The case involved a complex ownership structure with charitable elements, requiring a tailored lending approach and specialist legal expertise.

Devon and Cornwall Securities said its experience of working with charities, trusts and unusual ownership structures enabled it to structure a solution where more conventional options may have been limited.

Rather than providing another short-term facility, the lender arranged an open-ended commercial mortgage, allowing the borrower additional time to implement its business plan, strengthen its financial position and work towards accessing mainstream funding in the future.

The transaction was secured against multiple properties and involved several listed buildings, alongside bespoke legal work throughout the process.
