Charles Street Finance funds £900k bungalow-to-home development in Cheshire

Charles Street Finance has supported a Cheshire based property investor develop an exceptional £2 million executive home in Northwich with a £900,000 development loan.

The impressive project has seen established property developer, James Weston of Spencer Weston Investments Ltd transform a tired 1970’s bungalow, vastly increasing the footprint of the residence, with a double storey extension, as well as generous extensions to the side and rear of the property.

The remodelling sees the creation of a five-bedroom home with large kitchen, living and dining room, a detached garage and gym and games room featuring floor to ceiling windows that look onto landscaped gardens complete with pond and duck house .

The works, carried out under permitted development on the rural green belt site, have seen the new Charles Street customer take advantage of an opportunity to maximise land offered by the former bungalow’s generous garden to add substantial value to the plot.

The Linnard’s Lane property in Wincham, named ‘Oakes’ was purchased by Weston in 2024 for £550,000 with funding provided by Charles Street, Development Property Manager, Tom Garthwright to complete the ten months build phase at £630,000 costs.

Designed to an exceptional standard, the property which will remain in Weston’s property portfolio demonstrates the developer’s skill at spotting opportunities to revitalise prime residential sites and add capital value through re-imagining homes and the plots that they occupy.

The development was supported by local firms Davenport Architecture and Urban Imprint Planning Consultants to deliver the project.

The project is the latest in several schemes delivered by Weston featuring high specification designs.
