What is a bridging loan?
A bridging loan is a short-term finance solution usually repaid within 12 months. This type of loan is commonly used to bridge the finance gap between buying and selling property. Bridging finance is typically much quicker to set up than a mortgage, which means you don’t have to wait around to move on your new property purchase.
What can a bridging loan be used for?
They’re primarily used to 'bridge' the financial gap between buying and selling your property, but you can also use bridging finance for:
- Auction purchases
- Development or renovation projects
- Short-term working capital for your business
Are bridging loans regulated?
If you’re using the bridging loan to invest in property, purchase a buy-to-let investment or buy commercial real estate, the bridging loan is not regulated. All commercial bridging loans are unregulated.
How much can I borrow with a bridging loan?
How much you can borrow depends on your financial situation and the project you’re looking to finance. Most lenders will lend up to 75% loan-to-value (LTV).
