A bridging loan is a short-term finance solution usually repaid within 12 months. This type of loan is commonly used to bridge the finance gap between buying and selling property. Bridging finance is typically much quicker to set up than a mortgage, which means you don’t have to wait around to move on your new property purchase.

Are bridging loans regulated?

If you’re using the bridging loan to invest in property, purchase a buy-to-let investment or buy commercial real estate, the bridging loan is not regulated. All commercial bridging loans are unregulated.
