Offa has secured £6.5 million in working capital through a listed sukuk and warrant structure, attracting investment from both the UK and GCC to support the next phase of its expansion.

The sukuk is listed on The International Stock Exchange (TISE) in Guernsey. Offa said the funding will support further investment in technology, operations, customer experience and brand development as the business continues to grow nationally.

A sukuk is an Islamic financial certificate structured to comply with Sharia principles by using asset-backed arrangements rather than interest-bearing debt.

The fundraising follows a period of expansion for the business. Since launching its regulated Home Purchase Plans earlier this year, Offa has moved into new headquarters in Solihull, doubled its workforce and continued to expand its Sharia-compliant property finance proposition.

Sultan Choudhury OBE, Executive Chairman at Offa, said:

“This raise is an important vote of confidence in Offa, our team and the opportunity ahead.

To attract support from investors across the UK and the GCC through an innovative structure is a strong endorsement of our progress, our business and our ambition.”

Utpal Shah, Group CFO of GII, Offa’s majority shareholder, and an Offa board member, added:

“We are delighted to welcome investors in this sukuk, who bring additional value to Offa’s journey.

The company is building real momentum in Islamic finance, and we are excited to see Offa continue to scale, demonstrating the strong execution and innovation that creates long-term value for all shareholders.”

Ian Dawson, spokesperson for AMS, Offa’s corporate finance adviser, said:

“We are delighted to have supported Offa on this transaction. The successful execution of a structure of this nature reflects both the quality of the business and the confidence it continues to inspire in the market.”

Offa describes itself as the UK’s first halal bridging finance provider and offers a range of Sharia-compliant property finance products, including bridging finance, bridge-to-let finance and Home Purchase Plans.

Earlier this year, the lender launched its Sharia-compliant Home Purchase Plan, offering mortgage alternatives for residential borrowers, following the introduction of its bridge-to-let product in 2025 and its acquisition of Bank of Ireland’s Alburaq Sharia-compliant home finance portfolio.
