Cohort Capital has expanded its residential bridging proposition with the launch of ResiOne, a £1m–£6m product aimed squarely at the mid-market.

Designed for brokers seeking high-quality bridging finance at larger ticket sizes, ResiOne supports a wide range of use cases including purchases, acquisitions, bridge-to-sale, light refurbishment, refinance, asset management, development exit and equity release.

Terms range from three to 24 months, with maximum lending of up to 75% LTV.

ResiOne is underpinned by Cohort Capital’s asset-led underwriting approach, combining detailed analysis of the security with a clear understanding of the borrower’s strategy.

The lender’s small, agile team provides brokers with direct access to decision-makers, allowing deals to move quickly without sacrificing commercial judgement or service.

Alex Alexandrou, Head of Sales – Residential at Cohort Capital, said:

“Having spent just short of a decade in the residential lending market, I joined Cohort Capital to use my experience to help shape product development that genuinely serves the mid-market.

With a strong reputation already established in the bridging space, the team has the expertise and funding to lend at these ticket sizes without compromising on quality, speed or service.

We’ve successfully completed numerous mid-ticket transactions, and ResiOne has now been refined to offer even greater scope, supporting more brokers and borrowers with the same agility, discretion and consistency that define Cohort Capital.

ResiOne has been built from the ground up with brokers and borrowers in mind, backed by Cohort Capital’s proven capital strength and a commitment to fast, commercial decisions.”

ResiOne sits alongside Cohort Capital’s wider lending suite, including ResiPrime for residential loans from £6m to £100m+ and Commercial lending from £1m to £100m+, giving brokers access to a single lender across the capital stack.

Since inception, Cohort Capital has lent more than £1.32bn, demonstrating capability across both large-scale transactions and the mid-market segment ResiOne is designed to serve.

ResiOne key features include:

  • £1m–£6m residential bridging

  • Terms from 3–24 months

  • Up to 75% LTV

  • Rates from 0.75% per month
